Radius at Donelson

Radius at Donelson, Q&A’s second Donelson-area development, was completed in 2021 and reached stabilization in under five months. The community consists of 128 modern apartment units with resort-style amenities and is conveniently located across from Donelson’s prime shopping area. The project was exited in July 2023 at a submarket record $290,000 per door sales price.

Woodbine Park

The Residences at Woodbine Park, completed by the Q&A partners in 2018, is a 92-unit multi-family community located in South Nashville in close proximity to Geodis Park, home of Nashville’s Major League Soccer club. By offering competitive rents to the downtown submarket, Woodbine Park enjoyed a rapid six-month lease-up. After a period of successful operation, the projected was exited in May of 2022, at a 3.5x return to investor capital.

Donelson Station

Originally Donelson Station, the partners designed and obtained entitlement for 200 residential units adjacent to the Music City Star rail line, enabling future residents to utilize Nashville’s only light rail service into downtown. Project sold to third-party in January 2019 and developed as Novo Donelson.

The Arcadia

Located in a Qualified Opportunity Zone, The Arcadia was completed in late 2022 as an 81 unit mix of studios, 1, and 2 bedrooms. Offering residents a modern design, pool/fitness amenities and competitive rents to market, The Arcadia reached full stabilization prior to July 2023. The partners continue to own and operate the project with professional third-party management.

The Ontario

Completed in the fall of 2022, and just minutes from downtown, The Ontario is a residential community comprised of 62 condo units, 17 townhomes, and numerous community amenities. Sensing an opportunity for lower price point sales, the partners successfully combined and rezoned 4 underutilized commercial parcels enabling buyers to obtain homes at affordable levels rarely seen Nashville.

Charlotte Parkside

Charlotte Parkside, a mix of 3-bedroom townhomes and detached single family homes, is located in West Nashville and was one of the Q&A partners’ first successful larger-scale rezone projects. By creating a Specific Plan in cooperation with the Nashville Planning staff, the project achieved an appropriate higher density, enabling the successful development and sale of the units on a challenging 2-acre site.

The Lucy

Envisioned as a short-term rental 25-unit townhome community in the rapidly redeveloping Dickerson Pike section of East Nashville, The Lucy is currently under construction with a March 2024 completion date. The units will offer guests rooftop decks with unparalleled downtown views, hot tubs, fire pits and more for the ultimate Nashville vacation experience.

301 Midtown

Expected to break ground in 2024, 301 Midtown will be a Class A 177-unit mix of 1 and 2 bedroom apartments with ground level retail and structured parking. Ideally located between the Broadway and Charlotte Pike corridors, the project will be centrally located to Nashville’s downtown, universities and medical community. A resort-style courtyard pool, sky lounge, fitness, and business center are just a few of the amenities that will make 301 Midtown a sought-after destination for Nashville’s growing number of professionals.
